For sale offered offices in the highest building in Barnaul

On 22 December the Auction House of the Russian Federation (AHRF) has scheduled an auction for the sale as separate lots of two non-residential buildings, which are the part of Anastasia Residential Complex, the highest building in Barnaul.
Address: 77, Krasnoarmeyskiy Av, Barnaul.
Two buildings with the areas of 2.2 thousand sq. m and 3 thousand sq. m are intended for placing objects of various purposes, for example, a small hotel, business, shopping or health centre.
Earlier Sberbank office occupied the whole buildings of the Object, after a contract of sale making the Bank will stay as an anchor tenant of a part of areas. According the terms of the contract a rent profit will be from 1 to 3.5 million rubles per year.
The sale is carried out on behalf of PJSC Sberbank.

Lot № 1 – the building with an area of 2.2 thousand sq. m.
After the contract of sale making Sberbank will stay as a tenant of 234.3 sq. m. The rent contract with the Bank will be concluded for the period of 11 years, annual areas rent profit will be more than 1 million rubles (at a rate of 391 RUR per 1 sq. m).
The starting price – 62.4 million rubles.

Lot № 2 – the building with an area of 3 thousand sq. m.
After the contract of sale making Sberbank will stay as the tenant of 644.3 sq. m. The rent contract with the Bank will be concluded for the period of 10 years, annual areas rent profit will be more than 3.5 million rubles (at a rate of 468 rubles per 1 sq. m).
The starting price – 102.4 million rubles.

“The Anastasia Residential Complex is located in a central part of the city and is the main dominant. Taking into account a profitable location, a future investor can use the areas for any commercial purposes – from office centre to shopping gallery.
Availability of the tenant with a long-term rent contract is a significant advantage, which allows a future investor reduction of costs until the moment of renting out the others areas of the building”, – tells Ivan Chuprov, Representative of the AHRF in Barnaul.

On the adjacent territory an open-air parking for 70 car spaces is available.
